The house is located in Trovasta, a hamlet of the municipality of Pieve di Teco, situated at approximately 600 meters above sea level and about seven kilometers from the town centre and about 30 km from Imperia.
It is a detached house, free on all four sides, arranged over two levels, with a tavern on the semi-basement floor that has its own independent entrance.
The house is located in the main square of the village, with parking available right in front of the entrance. Access to the ground floor is through a reinforced front door.
The living area on the ground floor consists of an entrance that opens directly into the living room with an open-plan kitchen, and a windowed bathroom equipped with a bathtub. A French door in the kitchen leads out to the terrace, which offers an open view over the valley below.
A masonry staircase leads to the first floor, where the sleeping area includes two double bedrooms and a bathroom fitted with a shower enclosure.
The basement level houses the tavern, which can be accessed from the right side of the property through a right of way. This area is spacious and ideal for hosting guests. A recently renovated bathroom with a shower enclosure and sanitary fixtures has been added here, along with a sink and countertop that allow for the creation of a kitchenette.
The house features double-glazed windows and a radiator heating system, as well as a wood-burning stove on the ground floor. There is currently no boiler installed, as the house is used only in the summer; a electric water heater has been installed in the tavern to provide domestic hot water.
