The house is located in the Valdarmella district of Ormea, a typical mountain village with stone houses at an altitude of 1,100 meters, about five kilometers from the town center, where all the main shops and services are located.
The building is a rustic, detached stone house, built around 1940.
The house is on two levels. The ground floor consists of the entrance stairwell and a rough room with a window, currently used as a storage room but suitable for residential use. Finally, on the ground floor, there is a windowed room, accessed from the outside of the house, measuring approximately twenty square meters and formerly a stable. This room could remain a storage room or be converted into a tavern.
The residential part of the house is located on the first floor and is accessible from the internal stairwell described above. On the first floor, there is an eat-in kitchen and two double bedrooms, all three of which have access to the balcony that runs the length of the house. There is also a guest bathroom accessible from the balcony.
The second and final floor of the farmhouse, accessible from the outside, consists of two attic rooms with three large windows and a balcony. These rooms could be used as living space after renovation.
The house has solid and intact walls and floors, while the roof tiles and battens need at least replacement. The electrical and plumbing systems, bathroom, kitchen, and balconies need updating.
The house is surrounded by approximately 4,000 square meters of agricultural land, including approximately 400 square meters of garden, with a 17-square-meter stone building used as a tool shed and a 700-square-meter vegetable garden adjacent to the house. The remaining approximately 2,900 square meters are woodland located a few dozen meters from the site.
