The house is located in the historic center of the village of Cosio d'Arroscia, a typical ancient village with stone houses in the Ligurian hinterland. The village, located approximately 720 meters above sea level, lies at the foot of the Ligurian Alps and is less than 40 kilometers from the beaches of Imperia.
The house can be reached with a medium-sized car for loading/unloading, although there is no parking adjacent to the house. The most convenient place to park is the large town square, approximately 200 meters from the property.
The building is independent from the foundations to the roof and has two free sides.
The front door is armored and leads to the living area which is located on the ground floor of the house. The kitchen and living room form a open space measuring approximately 30 square meters. The living area is enhanced by a wood-burning fireplace positioned in the center of the room, which is equipped with a ventilation system and hot air vents, also present in every room on the upper floor. Next to the kitchen wall unit are the anteroom and bathroom serving the ground floor of the home.
A spiral staircase leads to the first floor, where the sleeping area is located. There are two bedrooms, each furnished with a double bed, and the larger of the two also has a corner that can be used as a small study and reading area. The bedroom also has two French windows that open onto the balcony that extends along the entire front of the house. The first floor also features the main bathroom, which is equipped with a window and shower.
There is a private cellar in the basement of the home, accessible from the outside of the building. It has a window and a concrete floor and measures approximately 32 square meters.
The house was completely renovated between 2002 and 2005, with new walls, roof, and floors, as well as new electricity and plumbing systems. The windows and doors were also replaced with double-glazed PVC windows and aluminum shutters.
The home is sold furnished, is still in use, and can be moved into immediately.
Adjacent to the main body of the house and included in the property for sale is a loggia with a separate external entrance, located above a portico overlooking and crossing the village alley. This open-plan space, approximately 34 square meters, features large windows to the outside and can be used as a covered terrace or converted into an additional independent living unit. The floor and roof of the loggia were also redone and it is currently equipped with an electrical system.
