Nava, located at 934 meters above sea level, is a pass in the Ligurian Alps, about a 30-minute drive from Imperia and less than an hour from Mondovì via the state road. This small community is famous for its lavender cultivation and is guarded by a system of historic fortifications.
A few steps from the campsite is the restaurant, the recently renovated tennis court, and the equestrian center, just 5 minutes away.
The property measures approximately 70 meters and is divided into a 35-square-meter garden with private parking space, a 15-meter entrance terrace, and a 20-meter living area comprising bungalows and caravans.
The property is accessed through an external gate that leads to the covered tiled terrace, which can accommodate a table and chairs, perfect for al fresco dining or simply as a relaxation area.
The entrance leads directly into the living area, which features a table and benches and is entirely made of wood, giving it a typical mountain cabin feel. An electric radiator is also available for heating the space.
From there, you access the caravan, which primarily houses the sleeping area and is designed to accommodate up to four people. Inside, there is also a small kitchen unit that uses gas from an external tank.
The half-bath has a window and is equipped with a toilet and sink. (There is no hot water.)
It is important to note that the structure was built in compliance with campsite regulations.
It is possible to replace the caravan by creating a single, all-wood structure with a maximum surface area of 28 square meters.
The maintenance costs are currently €1,200 per year, which include water (excluding winter months) and maintenance of the campsite's common areas.
It also features a dedicated restroom area with showers, a picnic area, a barbecue area, and a camper area.
There are no notary fees for purchasing a bungalow.
Since the caravan has a license plate, it requires a transfer of ownership.
