The house is located in the characteristic historic center of Ormea and can be reached by car for loading and unloading. The location is quiet but shops, restaurants, public parking and services can all be reached in a few steps.
The house is independent from ground to sky and has two free sides.
On the ground floor of the building and with external access there is a large warehouse with a vaulted brick ceiling and two cellars built entirely of exposed stone.
The external staircase leads to the living area on the first and second floors. The first floor is accessed in the entrance corridor which gives access to two large bedrooms, which can be further divided to create four smaller bedrooms. On the floor there is also a storage room where it is possible to create a bathroom.
The internal brick staircase leads to the second floor which has been designed to accommodate the living area. A large open-space environment has been arranged to create a lounge, while the eat-in kitchen is connected to it via an arched opening. Both rooms have access to the balcony. The area is also completed by the main bathroom with window.
The internal staircase continues to the third and last floor, which consists of a usable room with different destinations such as solarium, study or additional bedroom. The room has direct access to the large terrace facing south and with a panoramic view of the roofs of the village and the surrounding mountains. An uninhabitable attic communicates directly with the terrace and the idea of the project is to demolish it and expand the already spacious terrace.
The house is sold with an approved renovation project with paid charges and in the current conditions the house is delivered with:
- new roof and terrace
- new facade
- structural reinforcements
- electrical and plumbing systems installed
- plastered and smoothed walls
- provision for heat pumps and stoves
- materials to be laid to floor the entire house and complete the bathrooms, including sanitary ware.
The house can be finished with a total cost of € 100,000/110,000, including the purchase price.
