The property is located in a mountain hamlet at 1,100 meters above sea level in the municipality of Ormea, less than a 15-minute drive from the town center.
The Porcirette Sottane area is characterized by an isolated cluster of about ten buildings surrounded by greenery and facing south.
The farmhouse is accessible year-round via the paved municipal road; only the last 30 meters are on a path that leads directly to the property and can be accessed on foot or by tractor, given the width of the road.
This farmhouse, built entirely of stone in the early 1900s, is detached on four sides and spread over three levels. Thanks to its location and exposure, its views extend across the surrounding mountains.
In the basement, there are two large stables with exposed stone vaults.
An external staircase leads to the wooden balcony on the first floor, which extends across the entire façade and provides access to two rooms measuring over 25 meters each. One of them was once used as a kitchen, as it features an antique wood-burning stove.
The top floor, accessible from the rear of the building, is the same size as the floors below, and both rooms open onto the balcony. The exposed roof features chestnut beams and a sheet metal covering.
The highlight of this property is the surrounding land. More than two hectares, mostly sloping, are used half as a chestnut grove and the other half as an ash forest.
A forest trail has been created within the chestnut grove to facilitate fruit harvesting.
There are two small stone buildings there, once used as chestnut drying sheds.
The property does not have electricity or water.
