The property is located in the Deversi district of Garessio, a secluded hamlet over 1,000 meters above sea level. Its southern exposure ensures constant sunshine.
To reach the property, you must travel a 4-kilometer dirt road, and a 4x4 vehicle is recommended.
This is a detached farmhouse divided into three separate buildings.
The part of the farmhouse, once used as a residence, is on two levels. On the ground floor, there is an eat-in kitchen and a storage room that could be converted into a bedroom or living room.
On the first floor, accessible via an internal staircase, are two double bedrooms, both with access to the balcony that runs along the front of the house.
The second part of the farmhouse consists of a large, single room on the ground floor, once used as a stable, and a room with the same characteristics on the first floor, once used as a barn.
Finally the farmhouse has got a third building, which was the original residence and the first building on the property. It consists of two rooms on the ground floor connected by an internal staircase to two rooms on the first floor.
Specifically, the properties require the following renovations: the property in best condition is residential and requires the following: cleaning the private water source (there is no mains water supply), creating settling and accumulation tanks, and then connecting it to the interior of the house. A septic tank must also be installed, and an electrical connection must be requested (the line runs inside the property). The roof structure could be preserved, but the covering needs to be replaced. Inside the house, a bathroom needs to be created, which is currently missing, along with electrical and plumbing installations and replacement of the windows and doors. Finally, there is no insulation or heating system. Following the installation of the systems, the floors and some of the plaster will likely need to be replaced.
The central building, on the other hand, was a stable and is now used for storage. This property is in unfinished condition and has structural cracks on both side walls, and the roof needs to be completely redone.
The third building was the original residence of the owner. This building is currently registered as uninhabitable and has major structural problems throughout. It will likely need to be demolished and rebuilt to be renovated.
The farmhouse is surrounded by approximately 19,000 square meters of private land, which also includes two small outbuildings used as tool sheds.
